4001 Falls Rd. is a 5,000 sqft, two level commercial building with an additional 5,000 sqft of industrial/garages in the rear.
The property was owned and operated by La Contessa, a retail boutique and jewelry manufacturer. The tenant/property owner needed to sell the asset in order to move on to new endeavors.
During our due-diligence, we leased the main building to two tenants: a liqueur store on the 1st floor and a dance studio on the 2nd. Over the first year of our ownership, we leased out the 26 200 sqft garages behind to the property to a variety of contractors, artists, offices, small businesses, and storage, unearthing a large amount of additional income for the property.
